Property visit & video report

From ₱22,500

Can’t inspect a Bohol property yourself? We’ll visit it on your behalf and provide a detailed, independent look at what is actually there.

First property within 15 km of Corella Municipal Hall₱22,500
Travel beyond the included 15 km+₱4,000for every additional 10 km or part thereof
Second property within 3 km of the first+₱7,500when inspected during the same trip

What’s included

  • Pre-visit coordination with you or the property agent
  • Return travel and fuel
  • An in-person visual walkthrough of the property
  • Detailed video footage with practical commentary
  • Drone footage where weather, access and local restrictions permit
  • Practical observations on road access and the apparent availability of water and electricity services
  • Downloading, organising and transferring all footage
  • A 15-minute follow-up conversation to discuss what we found

A useful saving

Add a second nearby property for ₱7,500

The second property must be within 3 km of the first, inspected during the same trip, require no more than 45 minutes on site and be discussed during the same follow-up conversation.

How the price works

Even a nearby property viewing generally requires at least two hours from start to finish. The fee accounts for coordination, return travel, fuel, filming, drone operation, downloading and organising footage, file transfer and the follow-up conversation.

Distance is calculated one way from Corella Municipal Hall using Google Maps. When two properties are visited, the travel surcharge is calculated once using the property farthest from Corella. Remote locations, difficult access, ferry travel and unusually long visits may require a custom quote.

Important to know

Our observations are practical and visual only. We cannot guarantee legal access, property boundaries, utility ownership, connection capacity or the future availability of water and electricity.

This is not a structural inspection, land survey, title verification or legal due-diligence service. Where needed, these can be arranged separately through our trusted professional network.

Due diligence coordination

₱22,500

Includes a thorough document review by our trusted Philippine attorney

We coordinate with the agent or seller to gather the available documents, carry out the practical checks and place an organised file in front of a trusted Philippine attorney.

What’s included

  • Coordinating with the seller or agent to gather the available title, tax, ownership and supporting documents
  • Visiting the relevant municipal office to check available real-property tax records and whether declared taxes appear current
  • Collecting government-issued identification from the registered owners and comparing names against the property documents
  • Organising the documents and questions for review
  • A thorough document review by our trusted Philippine attorney
  • A clear summary of findings, concerns and recommended next steps

Important to know

The fee covers a standard initial due-diligence review based on the documents and public records available. It does not guarantee ownership, boundaries, access rights or that every document supplied is authentic.

Surveys, certified document copies, government charges, notarial work, estate settlement, court matters, complex legal follow-up and other third-party costs are not included. If further work is needed, we will explain it and obtain approval before any additional cost is incurred.

A local team you can trust

Good outcomes are rarely a one-person job.

Our role is to document what is happening on the ground and bring in the right people at the right moment. We work with trusted local agents, an independent Philippine lawyer and licensed geodetic surveyors so the important checks are done thoroughly.

That means fewer assumptions, clearer handovers and a process with people who actually know their part of the job.

The sensible way to start

One clear conversation is usually worth more than 40 messages.

  1. 01

    Send one enquiry

Tell us your timing, location, budget and the decision you are trying to make.

  2. 02

    Begin with the right service

For most people, that is a consultation before a property visit or a bigger commitment.

  3. 03

    Bring in the right professionals

We coordinate with trusted agents, an independent Philippine lawyer and surveyors when needed — each doing the work they are qualified to do.

A useful boundary

We coordinate the process and bring in trusted specialists. We do not replace a qualified Philippine lawyer, surveyor or immigration specialist.

That is not a disclaimer hiding in tiny text; it is simply how people avoid turning an exciting plan into an expensive lesson.
