Finding suitable land in the Philippines can be challenging, especially if you are overseas. Many listings lack important details, and issues such as road access, utilities, flooding risk, or documentation are not always obvious from online advertisements.
Through our property search services, we help identify, review, and assess potential properties so you can make informed decisions before committing to a purchase.
Our role is to act as your trusted eyes on the ground.

PROPERTY RESEARCH & LISTING REVIEW
₱1,000 per property
If you send us property listings that you want us to find more info about, or if we identify potential properties that match your requirements, we can review them and provide honest feedback before moving forward.
This includes:
• Reviewing the listing details
• Contacting the agent or owner to request things such as Title, Site Map, Tax dec info.
• Checking road access or ROW
• Asking about electricity and water availability
• Assessing whether the property is likely to be suitable for building
• Providing honest feedback on whether the property is worth visiting
This process helps filter out unsuitable properties early and saves time and travel costs.

PROPERTY VIEWING + VIDEO & DRONE
₱9,600 per property
(Price based on 2 hours at $80 USD per hour & fuel to travel within 15km of ICM or our home in Corella. Site visits plus editing drone & video footage, uploading and sending and discussing with the client after often takes us longer than 2hrs but we charge a max of 9600 per property)
If a property appears suitable, we can visit the land and provide a detailed visual report so you can properly understand the property and its surroundings.
This service includes:
• Coordinating with the agent or owner to arrange access
• Travel to the property (fuel included within 15km of Island City Mall)
• On-site inspection of the land. Check potential flooding issues.
• Filming a detailed walk-through video of the property
• Drone footage showing the terrain and surrounding area
• Checking access roads and neighbouring properties/noise levels
• Assessing the general buildability of the land
• Identifying electricity access points where available
• Checking water availability in the area
• Reviewing proximity to hospitals, malls, markets, and towns
• Returning from the property
• Downloading and organising footage
• Uploading videos and drone footage for you to review
• 15 minute call providing honest feedback and observations
Additional travel beyond 15km from Island City Mall (ICM) may incur additional fuel charges.
*Our base property viewing service is ₱9,600 within 15 km of ICM. For areas beyond that, we factor in travel time. Each additional block of travel time 20 minutes which adds ₱2,000. This covers our time (which is charged at $80 or ₱4,800 an hour) plus fuel etc.

DUE DILIGENCE COORDINATION
₱15,000 including lawyers fees for verifying documents
Before purchasing land in the Philippines, it is essential to ensure the documentation is legitimate and that the seller has the legal right to sell the property.
We can assist with the due diligence process to help verify the property before any purchase is made.
This may include:
• Collecting relevant documents from the seller or agent
• Coordinating with a qualified attorney to review the documents
• Visiting the Municipal Hall to obtain documents such as Tax Declarations, Tax receipts and other local records
• Attorney review of titles and legal paperwork

We will ask locals if there are any known issues

Right-of-way & access checks
• Verifying that the seller has the legal right to sell the property
• Identifying potential red flags before proceeding
• Coordinating communication between the buyer, lawyer, and seller
Attorney document review fees are included in this process.

PLEASE NOTE:
We highly recommend getting a survey to verify the lot is the lot being represented and the boundaries. You will need to do this before you build anyway. We can arrange a surveyor as part of this package, however if you wish for us to attend the survey and film and revert back (which is advisable) we charge by the hour from the time we leave our home at $80 an hour which includes fuel.

NEGOTIATION & PURCHASE ASSISTANCE
50% of negotiated savings capped at 250,000
Negotiating property prices in the Philippines can often depend on local knowledge and relationships.
If requested, we can assist with negotiations and help facilitate the purchase process.
Fee:
50% of the negotiated price reduction. Capped at ₱250,000
Example:
If we negotiate a ₱200,000 reduction in price, the fee would be ₱100,000.
This structure aligns our incentives with yours — we only succeed if we save you money.
Our role during negotiations is to help ensure the process runs smoothly while protecting your interests.
This may include:
Negotiation Strategy
• Developing a clear negotiation approach based on the property and seller
• Structuring offers and providing justification to support the negotiation
Communication & Liaison
• Acting as the point of contact with the seller or agent
• Managing discussions during the negotiation process
• Providing cultural guidance on negotiating in the Philippines
Legal Coordination
• Discussing the process with you and coordinating with the lawyer for the final agreement
• Ensuring the necessary documentation is prepared for settlement
Settlement Support
• Attending the settlement day on your behalf if you are overseas
• Acting as a representative if required to assist with completing the transaction

BUILD PROGRESS MONITORING
Building a home in the Philippines while living overseas can be challenging. Without regular site visits it can be difficult to know whether work is progressing properly, whether materials have arrived, or whether the build is following the agreed plans.
Our build monitoring service allows you to stay informed and spot potential issues early — without us becoming a full-time project manager.
We act as your independent eyes and ears on the ground, providing clear video updates so you can monitor progress and maintain accountability during construction.
Having built our own home in Bohol and documented the entire process, we understand the challenges that can arise during construction and what to look for during site visits.
Pricing
₱12,500 one off visit
₱20,000 per month (2 visits)
(Save ₱5,000 compared to individual visits)
₱40,000 per month (4 visits)

Most clients choose regular monitoring during key stages of construction to ensure consistent oversight while they are overseas.

Common Pitfalls Avoided

Travel & Time
Our standard monitoring visit is ₱10,000 within our home or 15km of Island City Mall (ICM).
Each visit typically includes time for:
• travelling to the property
• inspecting the build
• filming walkthrough videos and drone footage
• returning from the site
• downloading and organising footage
• uploading videos and providing feedback
Our consulting rate is normally $80 USD per hour (approximately ₱4,500 per hour) and this service usually takes 2-3 hours as well as fuel costs, hence the pricing.
For properties located further away, additional travel charges may apply.
Additional travel:
₱2,000 per additional 20 minutes of travel time beyond ICM
This helps cover the additional time and fuel required for more remote locations.
